1% more repayment cuts 13 years off a mortgage.
The initial repayment rate shapes the term far more than it sounds. At 4% interest, a loan with 1% repayment takes about 41 years to clear. With 2% repayment it takes roughly 28 years, with 3% only around 21. The reason: every euro repaid saves future interest, which in turn speeds up repayment.
Useful: Set repayment as high as you can sustain, not as low as the bank allows.
